Should I get a roof inspection before buying a house?
Yes, especially in North Texas, where hail damage is common and hard to see from the ground. A roofer can walk the roof during your option period, photograph its condition, estimate how much life it has left and price any repair, which gives you something specific to negotiate with before the option period ends.
A roof is one of the most expensive parts of a house to replace, and one of the easiest to overlook
Buyers spend a showing looking at kitchens, floors and backyards. The roof gets a glance from the driveway. Yet replacing a roof on a typical North Texas home costs more than most kitchen updates, and a roof with two or three years left is a cost that arrives shortly after the keys do.
In Texas, the option period in the standard purchase contract is the window to find that out. Inspections happen then, and so does any negotiation over what they found.
A general home inspection and a roof inspection answer different questions
A licensed home inspector covers the whole house and reports visible defects. Many view steep or two-story roofs from a ladder, the ground or a drone. That report may say the roof shows wear or possible hail damage and recommend a roofer look at it, which is useful, but it does not tell you what the fix costs.
A roofer walks the roof, checks flashing, pipe boots and vents at close range, and can tell hail bruising from ordinary granule loss. You come away with photographs, an estimate of remaining life and a price for any repair or replacement.
What to do with the results
A sound roof is its own result: you close knowing one large expense is not waiting for you. If the inspection finds repairs, you can ask the seller to make them, credit you the cost or adjust the price. If it finds storm damage, the seller may have a claim to pursue before closing.
Gregory Group Roofing’s owners sold more than 150 homes in residential real estate before starting the company, and pre-purchase and pre-listing inspections are part of the work. Call as soon as you are under contract so the inspection fits your option period.

Is a new-construction roof worth inspecting?
Yes. Installation defects on new roofs are easier to get fixed while the builder warranty is in force.
Can the seller’s roofer do the inspection?
You can use any roofer, but an inspection you arrange yourself answers to you.
