Replacement

How Gregory Group handles it.

A new roof is one of the largest checks a homeowner in Denton County writes, and most of what decides whether it lasts is hidden by the end of the first day. The shingles are the part everybody sees. The decking, the underlayment, the flashing at the walls and chimney, the pipe boots and the ridge vent are what keep water out for the next twenty years, and every one of them is covered over before the crew leaves.

Every replacement we do starts with the old roof coming all the way off, down to the wood. Laying new shingles over an old layer is legal in Texas on many homes, and it is cheaper on the day, but it leaves the decking unseen. Soft spots, boards that have rotted around an old leak and water damage that never showed on a ceiling are only found once the deck is bare. When we find damaged decking, it is replaced before anything goes on top of it.

How It Works

01

Inspect

Using a checklist, a trained inspector goes over the critical areas inside and out to find the source of the problem.

02

Educate

You get a list of any damage with photographs, a plain explanation of what needs repairing or replacing, and answers to your questions.

03

Perform

The same person who inspected your roof sits down with you to go over the damage and your options, including pricing and payment plans. The work then runs with a project manager on site and a magnet sweep and cleanup at the end.

The Difference

The details that decide the outcome.

From there the roof goes back on in layers. Synthetic underlayment lies flat and tight across the deck, with ice and water shield in the valleys where runoff concentrates. Flashing is installed where the roof meets a wall or a chimney rather than being caulked over. Nails go in at the right place and depth, which sounds minor until you see what a high-nailed shingle does in a sixty mile an hour gust. Ridge vent is cut evenly so the attic can breathe.

Each job has an on-site project manager, so there is one person to ask when you want to know what is happening on your roof that day. Quality control runs while the work is in progress, because the defects that cause a leak in year four are the ones that were covered up in hour four.

Shingle choice is where a homeowner has the most say. We install architectural shingles such as CertainTeed Landmark and Atlas lines, and impact-resistant Class 3 and Class 4 shingles for homeowners who want a roof that holds up better to North Texas hail. A Class 4 roof may also qualify for a discount on a homeowners policy, which is worth a call to your agent before you choose. Upgrades like a high-profile ridge change how the finished roof looks from the street.

The day ends with the yard. A tear-off scatters nails across driveways, flower beds and lawns, so the site gets a magnet sweep and a full cleanup before the crew leaves. If the replacement is part of an insurance claim, the paperwork runs alongside all of this, and our storm damage and claim pages explain how that side works.

Tyler and Katelyn Gregory came to roofing from residential real estate, and we work with agents on homes that are about to be listed or have just been bought. The standard is the same for every house: a roof you would be comfortable handing to a buyer’s inspector.

Before You Call

Replacement, answered.

How much does a roof replacement cost in Denton County?

It depends on the size of the roof, how steep and cut up it is, how many layers come off, how much decking needs replacing and which shingle you choose. A free inspection gives you a written number for your house. If you want a rough range first, the estimator on our tools page will get you close in a minute. Payment plans are available if the number is more than you want to pay at once.

Can you lay new shingles over my old roof?

We do not. Every replacement is torn off to the decking so the wood underneath can be checked and any damaged boards replaced before the new roof goes on.

How long does a roof replacement take?

The size of the roof sets most of it. Steep pitches, a lot of valleys and dormers, extra layers to remove or a large amount of decking replacement can add time, and weather sets the schedule for everyone in spring. You will know the plan before the crew arrives.

Do I need to be home during the replacement?

No. We need access to the driveway and yard, and it helps to move cars and anything fragile away from the house. If you want to walk the finished roof with us, tell us and we will set a time.

Should I upgrade to impact-resistant shingles?

In North Texas it is worth pricing. Class 3 and Class 4 shingles cost more than standard architectural shingles, and many insurers discount premiums for a Class 4 roof. Ask your agent what the discount would be on your policy, then compare it with the difference in price.
