How Gregory Group handles it.
A roof inspection is the cheapest roofing decision there is, because it is free, and it is the one that stops a homeowner paying for work they do not need. It is also how buyers and sellers avoid surprises at the closing table.
Gregory Group Roofing began with a real estate background. Tyler and Katelyn Gregory sold more than 150 homes before starting the company, and we work with real estate professionals on pre-listing inspections, repairs before closing and inspections for buyers who are under contract. A roof is one of the most expensive parts of a house to replace, and it is easy to overlook while everyone is looking at kitchens and floors.
How It Works
Inspect
Using a checklist, a trained inspector goes over the critical areas inside and out to find the source of the problem.
Educate
You get a list of any damage with photographs, a plain explanation of what needs repairing or replacing, and answers to your questions.
Perform
The same person who inspected your roof sits down with you to go over the damage and your options, including pricing and payment plans. The work then runs with a project manager on site and a magnet sweep and cleanup at the end.
The Difference
The details that decide the outcome.
The inspection itself covers the whole roof: shingles and ridge caps, flashing at walls, chimneys and skylights, pipe boots, vents, valleys, gutters and the signs of trouble inside the attic where they can be reached. Damage is photographed where it is found, so you can see exactly what we saw.
Afterward we walk you through what the inspection found. That conversation covers the overall condition of the roof, the photographs, how much life the roof has left, whether ventilation and insulation are helping or hurting it, where damage or wear is concentrated and what caused it, and whether a repair or a replacement makes more sense for your budget.
It also covers maintenance you can do yourself, whether any damage might qualify for an insurance claim, and what upgrades would add protection or value, such as impact-resistant shingles or better ventilation. The last item is always the next step: a repair estimate, a date to look again, or simply a record of a healthy roof.
For buyers, an inspection before the option period ends gives you something specific to negotiate with, whether that is a repair, a price adjustment or confidence that the roof is sound. For sellers, finding a problem first means you decide how to handle it instead of reading about it in the buyer’s report.
New homes are worth inspecting too. Even a brand-new roof can carry installation defects that do not show until the first hard rain, and a builder is easiest to hold to a fix while the home is still under its warranty.

Inspection, answered.
Is the roof inspection really free?
Yes. There is no charge for the inspection and no obligation to hire us afterward.
How is this different from a general home inspection?
A general home inspector covers the whole house and often views the roof from the ground, a ladder or a drone. A roofer walks the roof, checks the details that fail first and can tell you what a repair would cost.
Can you inspect a house I am buying?
Yes. Call as soon as you are under contract so the inspection fits inside your option period. We work with buyers, sellers and their real estate agents.
How often should a roof be inspected?
Once a year is a good habit, and again after any hail or high wind. A yearly look catches small problems like a cracked vent or a lifted shingle before they turn into a leak.
Do I need to be home for the inspection?
It helps, so we can show you the photographs and talk through what we found, but it is not required for the roof walk itself.
